<strong>Job Description: Center Head (Asst Vice President)<br><br></strong>The Center Head is the executive leader responsible for the overall asset valuation, financial profitability, operation, and safety of a shopping mall.<br><br><strong>Role Overview<br><br></strong><ul><li>Position: Center Head</li><li>Reporting To: Cluster Head</li><li>Primary Objective: Maximize Net Operating Income (NOI) and asset value while maintaining zero-compromise safety, flawless operations, and exceptional tenant relationships.<br><br></li></ul><strong>Non-Negotiable Core Mandates<br><br></strong><ul><li> Compliance, Fire, & Life Safety </li><li>Regulatory Alignment: Absolute, zero-tolerance compliance with all local, state, and federal laws.</li><li>Safety Infrastructure: Oversee the continuous readiness of integrated fire automation, sprinkler networks, and smoke extraction systems.</li><li>Emergency Preparedness: Design, implement, and audit structural evacuation blueprints and disaster management protocols.</li><li>Audit Leadership: Lead periodic structural, electrical, fire, and occupational safety audits by independent global agencies.</li><li>Law Enforcement Liaison: Maintain active channels with municipal authorities, fire departments, and local police forces.</li><li> Financial Management, Collections, & Leasing</li><li>P&L Responsibility: Complete ownership of the mall’s annual P&L statement.</li><li>Revenue Collection: Maintain a zero-bad-debt objective through rigorous, timely collection of minimum guaranteed rents, revenue shares, and CAM charges.</li><li>Resource Optimization: Drive operational efficiency to reduce Common Area Maintenance (CAM) costs without compromising premium standards.<br><br></li></ul><strong>Department-Wise Responsibilities<br><br></strong><strong>Operations & Facility Management<br><br></strong><ul><li>Vendor Governance: Direct SLAs and performance for outsourced agencies across housekeeping, parking, and security.</li><li>Engineering & MEP: Guarantee 100% uptime for critical infrastructure, including central HVAC, escalators, elevators, and backup power.</li><li>Crowd Logistics: Implement dynamic crowd-control strategies to handle surge footfalls during weekends, holidays, and high-profile events.</li><li>Sustainability: Drive green initiatives, including waste segregation, water recycling, and energy conservation programs.</li><li>Parking Analytics & Logistics: Oversee multi-level parking operations capable of handling thousands of vehicles daily</li><li>Cross-Functional Leadership: Cultivate a high-performance culture across a diverse internal team of direct corporate employees and hundreds of indirect off-role vendor staff.<br><br></li></ul><strong>Food & Beverage (F&B) and Food Court Operations<br><br></strong><ul><li>Hygiene Audits: Enforce strict food safety, sanitation, and kitchen waste management rules across the food court and standalone restaurants.</li><li>Logistics Handling: Manage common kitchen areas, heavy gas piping safety, cold storage zones, and exhaust cleaning schedules.</li><li>Footprint Optimization: Maintain seat turnover efficiency during peak lunch and dinner hours.<br><br></li></ul><strong>Tenant Relationship Management <br><br></strong><ul><li>Brand Partnerships: Act as the primary escalation point for all retail tenants, ensuring high retention and resolving disputes swiftly.</li><li>Retail Performance: Conduct monthly business reviews with underperforming brands to identify mutual growth strategies.</li><li>Onboarding & Fit-Outs: Oversee the smooth onboarding of new tenants, ensuring fit-out designs match mall guidelines and safety rules.<br><br></li></ul><strong>Marketing, Events, & Alliances<br><br></strong><ul><li>Footfall Generation: Strategize annual marketing calendars, large-scale festive decor, and celebrity activations to drive traffic.</li><li>Sponsorship Revenue: Maximize non-rental income through mall media, kiosks, pop-ups, and corporate alliances.</li><li>Public Relations: Direct the mall’s PR agency, media communication, and crisis communication management.<br><br></li></ul><strong>Profile Requirements<br><br></strong><strong>Education & Experience<br><br></strong><ul><li>Education: MBA from a top-tier business school, or Post Graduate qualification in Real Estate/Hospitality Management.</li><li>Experience: 20+ years of professional experience, with at least 7 years leading a luxury resort or Hotel / mix-use commercial development.<br><br></li></ul><strong>Critical Competencies<br><br></strong><ul><li>Financial Acumen: Deep understanding of real estate financial models, IRR, capital structuring, and dynamic retail revenue models (MG vs. Revenue Share).</li><li>Strategic Influence: Exceptional executive presence, with the ability to confidently present business cases, CAPEX investments, and quarterly results to institutional investors and board directors.</li><li>Crisis Fortitude: Proven history of managing real-time physical crises</li></ul>
